A loan modification is a change in the terms of your mortgage. It is not a new loan replacing the older mortgage loan. You work with the lender already holding your loan if you want to modify it. You may get your mortgage extended by several years, which would reduce your monthly payment. If your loan has a high interest rate, perhaps your lender can lower your interest rates to a more competitive level, which would also reduce your monthly payment.
